What it is
BukkenWriter is an iPhone and iPad app by Rivership, an indie studio in Tokyo. It is for real-estate sales staff in Japan who write the same kinds of listing text over and over and want a safer first draft.
There are two tasks. Listing generation turns layout, location, equipment and rent or price into three drafts; it does not add equipment or conditions that were not in the input. The ad-copy check reviews text you plan to publish and points out risky expressions with alternatives. The output is Japanese text.

- How do I write a property listing faster? Enter the property details and get three drafts in different tones.
- Can I check ad copy for misleading or exaggerated expressions? Yes. The check flags risk points such as bait advertising, exaggeration and unsubstantiated superlatives, and suggests rewording.
- Will the AI add features the property does not have? The listing drafts are designed not to invent equipment or conditions that are not in your input. Always check.
- Is the output legal advice? No. Outputs are drafts. A person must make the final decision on whether wording is lawful and fit to publish.
- How many drafts are free? Up to 3 generations per day.

The text you enter is sent to an AI service through Rivership's server to generate the draft. Do not enter personal information of owners or tenants. The app has no account.

Outputs are pre-publication drafts. A human must make the final call on wording and on whether to publish. BukkenWriter does not guarantee compliance with the Act against Unjustifiable Premiums and Misleading Representations, real-estate business law or fair competition codes.
